  3. Add buttermilk, vegetable oil, eggs, and vanilla extract to the dry ingredients. Mix on medium speed for 2 minutes until smooth.
  4. Carefully stir in the boiling water until the batter is thin but well incorporated. Fold in the chocolate chips.
